The Listing Week Checklist
Twenty-six items across five phases, ordered by when they have to happen. Tick them off here or print the sheet for the fridge — plus the three questions worth asking any agent you interview.
What it is
A four-week runway, broken into days
Twenty-six items across five phases, ordered by when they actually have to happen rather than by how important they sound.
The interactive version below tracks your progress in this browser. The download is the same list on paper — for the fridge, the clipboard, or the person helping you who isn't going to log into anything.
What's inside
Five phases, front-loaded on purpose
Almost everything that matters sits in the first column. Paint, repairs, decluttering, and photography all need time you won't have once you've decided to go.
Four weeks out — seven items. The work nobody sees, and where the week is actually won.
Two weeks out — six items. Pricing against the data, booking photography, and the documents to have ready.
The week of — five items. Photo day, showing rules, and decisions worth making calmly rather than at 8am on a Saturday.
Days one through three — four items. How to read traffic and feedback while the surge is happening.
When offers come — four items. Comparing terms rather than headline numbers, and netting each one out.
The part people skip
Three questions to ask any agent you interview
These are printed on the sheet, and they're the fastest way to tell whether there's a plan behind the yard sign:
What's the prep plan before we go live? How will we price against the data — which comps, and why those? And what exactly happens if the first weekend is quiet?
A real answer to the second one sounds like addresses and adjustments. A vague answer is your cue to keep interviewing.
